Building Energy Audits

Our team of experts conduct energy assessments of commercial, multi-family and municipal buildings utilizing guidelines established by the American Society of Heating, Refrigeration and Air-Conditioning Engineers (ASHRAE).  An initial evaluation of the building conditions, annual energy use and capital improvement plans will determine the level of effort recommended.  The following types of building assessments increase in the level of analysis, accuracy and costs for each stage.

Level 1 Walk-Through Analysis will identify low-cost/no-cost energy conservation measures for improving energy efficiency and provide the client a list of potential capital improvements that merit further consideration.

Level 2 Energy Survey and Engineering Analysis involves the steps included in a Level 1 analysis, in addition to a more detailed building survey, including energy consumption, a breakdown of energy end uses and changes to the operations and maintenance (O&M) procedures.  Often a Level 2 will include an energy model of a facility to further support the analysis.

Level 3 Detailed Analysis of Capital-Intensive Modifications focuses on specific capital-intensive projects identified during a Level 2 analysis and requires more detailed field data gathering and more rigorous engineering and economic analyses. This level of analysis often goes beyond the economic analysis of a Level 2 audit and uses a comprehensive life-cycle cost analysis (LCCA) as a decision-making tool.

Targeted Energy Analysis

A targeted energy analysis (TEA) is an energy assessment of specific systems or end uses at the facility. This targeted approach focuses on the areas of the building most likely to deliver the most annual savings for the initial dollars invested. This approach maximizes the time spent in the field and during the analysis, delivering feasible projects and with realistic, achievable savings projections. Typically, a TEA will utilize measurement and monitoring (data logging) equipment to reduce uncertainty in assumptions and verify key input parameters. This will also allow monitoring performance over time to observe control sequences, system performance, and to compare existing equipment schedules to actual occupant occupancy schedules.
